The marketing plan consist of 4 parts---

 

  1. Staging and Preparation of your home and its’ curb appeal.
    1. Miller & Moore Room Report – detailed report on each home in your house, ranking its present condition, and suggestions for getting it ready for market. What to do, what not to do, and the benefits of each to the value of your home.
    2. Miller & Moore De-cluttering kit with boxes, marker, and tags.
    3. Miller & Moore “From the Road” report which it concentrates on assessing the curb appeal and outside condition of your home and the property and what needs attention. This report will emphasis the seasonal condition of your property including the landscaping (Bruce Moore is a NH certified Master Gardener.)

 

  1. Creating a custom marketing package with superb graphics for website, brochures, and advertisements of the property.
    1. Photography of your home and property starts after staging and will include a photography session (or multiple sessions) of 60 to 150 high-end digitally editable photos.  These photos will be used as a basis for creating a theme for your marketing campaign.
    2. Brochures include a comprehensive home package, roadside brochure, and other custom brochures for special events.
    3. All website and Ambiance insertions will carefully edited and updated periodically to maximize exposure and include as many photos as possible to convey your property in the best possible light.
    4. All print media usage will be reviewed and edited and timed to reach the general public at different intervals for continuous exposure of property to defined demographics.
    5. Tapping Miller & Moore’s extensive buyer’s pool and network of top buyer’s agents will benefit in low days on the market/sale for their listings.

 

 

  1. Action plan implementation which is the launching of the campaign, monitoring the activity, analysis of the data, and responding to the inquiries.
    1. Having the most sophisticated equipment available to activate and monitor and analyze all the steps and data, allows Miller & Moore to be on top of all the activities surrounding their listings.
    2. All showings are recorded and our follow up procedure will be implemented within 48 hours or less.
    3. Feedback and changes in market conditions are reviewed weekly.  And meetings with owners on progress of their homes marketing program are pre-arranged for everyone’s convenience.
    4. All contracts will be presented and analysis of the all the points will be reviewed with the owners.

 

  1. Negotiations and Closing Activities
    1. Since most issues were addressed in pre-listing and staging portions of the sales process , and the listing price was carefully set to reflect the best market price for your home, the negotiations should be very straight forward, resulting in a less stressful predictable outcome.
    2. Home inspections will be attended by either Barry Miller or Bruce Moore, so the owner’s presence is optional, but welcomed. Our combined experience in Real Estate inspections on both sides of the sale (including past experience Barry Miller’s as pest control and home inspector, and Bruce Moore’s past construction field experience) add up to loads of insight and plenty of knowledge to handle solutions to any inspection problem or objection.
    3. Closing steps and benchmarks will be monitored to keep buyers on track to their commitments.
    4. Moving companies, storage facilities, packing supplies, and/or truck rental firms, recommendations will be provided upon request.
    5. Miller & Moore can directly assist you finding a new home in New Hampshire, Massachusetts, Maine, or Vermont. If you are looking outside this area, we can refer you to a good Realtor through a network of agents we work with round the country, including Alaska and Hawaii, and most of Canada.
